THE DESIGN AND BUILD PROCESS IS TRADITIONALLY COMPLICATED
Building a house can be complicated and stressful, involving many stages and individuals throughout the entire process. Typically architects will design and builders will build, but very few stitch the whole process together. This leads to miscommunication, cost blowouts, and possibly a finished project that is not what was originally planned and detailed.
Specialising in designing and delivering high-end residential buildings, Avenue One developed a framework to ensure transparency with clients and to minimise any potential project hold points. We work hand-in-hand with a number of established builders in the industry who are experts in their fields, and act as your one point of contact for the entire project (concept to completion).
We strive to make the building process seamless, ensuring all guess work is removed through constant communication with the client and consultants, which includes weekly reporting (identifying project hold points, invoicing dates, client input, consultant site visit dates/requirements as well as project deliverables and completion dates) and overall project timeline scheduling.

// DESIGN STRATEGY SESSION
Working with you to develop a detailed design brief and an understanding as to how you use your home so we can develop a design that will work best for your family.
// CONCEPT DESIGN STAGE
After the design strategy session, we translate what was discussed and prepare a set of preliminary concept designs, which includes proposed floor plans and 3D rendered images. When the concept drawings are complete, we share the proposed designs with you, taking you through an interactive presentation of the 3D model, which allows changes to be made effortlessly in real time before moving onto the next stage.
// DEVELOPMENT APPROVALS (DA OR CDC) STAGE
With the concept designs approved, we commence work on the full development approval package. This package includes fully detailed drawings (as per Council or Private Certifier requirements) as well as all reports and documents needed for approval.
One thing to note if we proceed down the DA route, whilst our knowledge of the approvals process is second to none, ultimately Council is a third party entity which can sometimes request additional information or take longer than expected. In these cases we will always keep you updated on the situation at hand as best we can.
// CONSTRUCTION AND INTERIOR DESIGN DOCUMENTATION STAGE
As soon as planning approval is secured (DA or CDC Approval), we move onto preparing the construction and interior design documentation. This process details all sections of the building, both internally and externally, as well as drawings and schedules relating to the interior design to create a comprehensive package for the builder to price.
Our Design team specialise in working with you during this stage to provide documentation that includes fully detailed and dimensioned floor plans and internal elevations for areas requiring custom joinery and fit-out (eg. kitchens, laundries, bathrooms, ensuites, wardrobes and cabinetry). We will also work with you in generating a Schedule of External and Internal Finishes, Fixtures and Fittings Schedule, which specifies all materials, colours, finishes, appliances, hardware, PC items, etc. associated with your proposed project.
These details are then added to the Builder Tender Documentation which will be sent to the selected Builders to quote. Adding this package to your proposal will help ensure that the tenders received accurately reflect your proposed development (rather than the more generic square metre rate estimates). Most importantly, this documentation ensures that the interior design reflects the Architectural form and that your new home is detailed exactly the way you want it to be (down to the last door handle).
// BUILDER ENGAGEMENT STAGE
Throughout the design process, we’re thinking about the right builder to achieve the best results and deliver your new house to the high standards we strive for. We pre-vet every builder and only the most qualified and trusted builders make the cut for your consideration.
We will introduce you to the shortlisted builders at a suitable stage in the project to align and make sure everyone is on board with the plans for your new home. Together, we select a builder and provide them with the full construction and interior design documentation for them to quote.
When we receive the Builder’s quote, we meet you to talk through the quote and ensure that everything is as discussed and is aligned with the design documentation provided. This acts as another checkpoint in the process to mitigate risks before construction commences.
